Churchill Private Finance Geared Propositions (Up To £50m)
Using a panel of selected and committed lending partners, we gear internal funds (equity) into larger loans to make them happen when they do not fit standard criteria, thus dropping the LTV risk to the senior funder. The borrower will then pay a blended rate. We make some very large and interesting loans happen when we apply this. We are true entrepreneurs and if we cannot offer the loan through WSP competitively then we will, with your consent, contact a partner, introduce some equity and try to get you an amazing solution for the borrower.
Loans are UK Wide, (selected parts of Scotland and Wales) and selected European areas. Note in Europe, new builds are not considered other than extending or refurbishment of an existing property. Europe is strictly residential investment only.
2nd Charge Bridging Without 1st Charge Consent (Up To £1m)
We offer a unique proposition up to 65% LTV for second charge on residential properties only. Loans can be up to £1m and there is no permission from the first charge holder sought. This is especially useful for short term borrowing when clients just need money quickly without fuss, and without being beholden to their existing lenders. Full details are available on the AN1 page.
